Adaptive reuse project could bring apartments to East Rutherford Industrial Building | Jersey

Industrial buildings located within walking distance of East Rutherford Railway Station can be adaptively reused and expanded into residential areas.

The one-story brick building at No. 315 Railway Avenue is the focus of the developer's plan. An announcement stated that 315 Railroad Avenue, LLC is seeking to add a second floor to the building and then use the enlarged structure to build 23 apartments.

According to reports, the premises will provide a total of 34 parking spaces, less than half a mile from the Rutherford Railway Station of the New Jersey Department of Transportation, and across the street from the train tracks. Downtown Rutherford, the East Rutherford Memorial Library and the East Rutherford Operations Center of the Federal Reserve Bank of New York are also within walking distance.

The site has been used by a ladder and scaffolding company for many years, and was previously home to a packaging and publishing company.

Prior to the implementation of the 315 Railroad Avenue, LLC plan, the company needs to obtain preliminary and final site plan approval from the East Rutherford Planning Commission. The notice stated that the board of directors is scheduled to hold a public hearing at the East Rutherford Municipal Building at 7pm on Tuesday, December 13.
